What Forest Hills is built from
A 1920s and 1930s west Augusta neighborhood on large shaded lots, built out with Tudor Revival, Colonial Revival and substantial brick bungalows, with 1950s infill on the streets behind. Sleeping porches and side porches came as standard, and most have since been glazed in and turned into sunrooms, dens and offices.
Established households, a good deal of second-generation ownership, and formal rooms that are still used as formal rooms. The enclosed porch is usually where the everyday rug ended up.
The Forest Hills problem
The enclosed porch is where the damage is, and it is condensation damage rather than wear. A sleeping porch glazed in during the 1970s is a room made almost entirely of single-pane glass, standing on a floor that was originally outdoors. It also sits outside the thermostat's real reach — one register, no return, a door that stays shut — so on a clear winter night it falls close to outdoor temperature while warm, humid air from the rest of the house keeps leaking into it. That air meets cold glass, gives up its water, and by morning it is running down the panes onto the sill. The sill drains where sills drain: onto the floor, at the perimeter of the room, which is precisely where the edge of the rug is lying. Repeat that most mornings from November through March and the rug develops a damp band an inch or two wide along one or two sides — brown-edged, often tide-marked, sour in the foundation, with the selvedge rotted soft enough to pull apart between finger and thumb — while the middle of the same rug is completely untouched.
